DMV买房注意事项 (Rough 购房指南)

1. 确定Location, 区域, 就是哪个town or community. 根椐夫妻双方车程
半小时(包括平均堵车时间)画圈,再根据自己可能换工作的地方车程一小时画
圈,找四圈交集 - 再踮量手里的银子Amount for Downpayment,确定
Location.

2. 学区,Greatschools有评分,一般8分以上就可以了。不要过度纠结9分,
10分,因为评分会变的, 有些town的老师是rotate的。For instance, the
MD Churchill HS has overtaken Wootton HS in recent years.

3. 从大局着眼,DMV has great public transportation system in
place. DC Downtown may not be the preferred selection if you
have kids in the family. Generally, families with kids look for
towns/communities like: Crystal City (Where the Amazon 2nd HQ
will be), Alexandria, McLean, Arlington, Vienna, Falls Church
(VA), Bethesda, Potomac, North Potomac (MD), or Great Falls for

StarBucks, or 99 Ranch 优先,明显加分.

5.华人适当Percentage的加分,以百分之10到30为优。这样孩孑上学班里总
能有华人,大人也容易找朋友. Greatschool 上有各学校的华人比例. A too
high percentage of Chinese kids may not necessarily be a good
thing though this may be inevitable in some other US regions (CA
Bay areas for instance).

6. 在具体到各town, zoning为SFH较好,人口流动小,自住比例高. 房子所
在的街,价格风格相近的较好。

7. 使用面积足够。按每人400sf 计算得出需用面积。有些房子listing area
与public record 不符,需要确认. This should not be taken for
granted.

8. 布局要合理,每居住层需要至少半个厕所. Having a separate loft is
generally preferred and a nicely desired feature for folks,
intending to have their own private recreation/gym space.

9. 靠近和有easement, wetland要避免。现在很多新房建在wetland buffer
zone上,蚊虫较多,在院孑里做任何改动,都要审批,甚至Go through
public hearing. 靠近电厂,垃圾厂,停尸房,墓地,教堂, 消防局,警局
要避免。Also, 塔冲,高压线冲,路冲,高速, 大路要避免

10. Sex offender(s) 太近的要避免 (https://www.fbi.gov/scams-and-

Flood zone 要避免,Check Fema Map

11. Colonial 最好,raised ranch,ranch次之,cape, bunglow.,
mordern 较差。Avoid Split Foyer. Aluminum,brick siding 较好,
vinyl, wood 次之。Gas heating 优于oil 优于electric

12. Public water 优于private well. Solid wood >Laminate>Carpet,
优于vinyl. Vinyl Plank may be good for kitchen or basement

13. 车库地面有不超过3mm 的裂缝正常. Basement radon 超标 may be
normalized by installing mitigation system. Radon inspection
will incur separate charge.

14. Double hung 双层绝缘窗要好,两窗间should have no mist, no
water.

15. 邻居越少越好。Privavcy is generally first priority
consideration in US. Nearby should 有一定的商业,至少能找到饭
馆。

16. Private septic tank 需要pass title V, 注意title V 的bedroom
number. This requires a special inspection from County licensed
vendor(s).

17. Not all basement rooms may be considered as legal bedrooms.
A basement bedroom must have 2 separate exits: a door to the
upper floor or to outsite area, an egress window to exit in
case of emergency. Egress window has code requirements

18. 厨房需要有双门大冰箱,至少有空间放.

19. Examine readily available public resources and look into
detailed critical information you or your family really cares
about, such as crime rate, demographics, neighborhood stats etc -
Due to fair housing laws and local real estate regulations, Agent
will not be allowed to share such info directly: The public

Do feel free to discuss with your Agent after digging these public
resources and still have some concerns.

Please keep in mind that having a realistic expectation is more
practical in landing your ideal home: We would probably never be
able to find a property where the number of sex offenders at near
by is zero.

20. Houses for own use (自住) or investment definitely
necessitate different priority consideration factors.

21. Last but not the least. Hire a decent quality driven buyer
agent to represent you truly in the whole buying process. Engage
open discussion and reach agreement in Agency Agreement on how
commission and rebate will be distributed upon settlement.

Please do not feel embarrassed to talk about this at all –
The best way is to go straight and bring about all you want
from both parties and try to reach consensus: acceptable to both
parties without any compromise to Service, Quality and Timeliness.
The key is to maintain communication channels open absolutely
and never hold anything to yourself.
